"Doomers" - what I call those who have believed every year for the past 10+ years that real estate prices are going to crash - have been almost 100% wrong in their recent (and non-recent) real estate predictions. But they do have one thing right: at some point in the future it's highly likely that real estate prices will crash again. The problem is that too many people are basing their crash predictions off of vibes. In fact, many Doomers have already been wrong in predicting that real estate prices would plummet this year (in 2023), which they haven't, outside of a handful of niche markets (not in SC). For those of us analyzing the data, the resiliency of real estate prices comes as no surprise because demand has been bolstered by an unprecedented market consisting of three active generations. However, in a few years as Baby Boomers age out, Generation X enters the "dormant" phase of home buying, and Gen Z finds themselves priced out of their first home, we could find ourselves in an environment that's ripe for a real estate crash.
