We talk restrictive covenants in Florida. Restrictive covenants, once agreed between the parties, are placed in the title deeds to the property. They bind the land and not the parties personally. In other words, the restrictive covenant 'runs with the land'. And although in some cases, you may not pay a home owner's association fee, you will still have to obey the covenants and restrictions. Some examples of covenant and restrictions are:
Square footage
Fencing
Landscaping
Cars in driveway
Trucks in driveway
Window Treatments
Mail boxes
Number of people living in a house
Sheds
Animals - domestic or livestock
Exterior colors
Roof shingles color and design
Entertaining in a house
Parking on a street
Boats, trailers and jet skis
